How can I purchase a house plan from Nordic Home Plans?

You can purchase a house plan directly from our website. Browse through our available designs, choose your preferred plan set, and click the PURCHASE button to proceed to the checkout. After entering your billing information, complete the payment process by clicking PLACE ORDER. Once the payment is confirmed, you can directly download your plans, and you will also receive a download link via email.

What’s included in my purchase?

We offer three house plan sets: the Study Set, the Building Set, and the Premium 3D Set.

  • The Study Set includes a single PDF with schematic floor plans, a roof plan, exterior elevations, building sections with composition descriptions, and 3D visualizations.
  • The Building Set is a complete package that includes:
    • 6 sheets of schematic plans in digital PDF format (included in the Study Set).
    • 9 sheets of detailed plans in digital PDF format, including window and door schedules.
    • All detailed plans in digital CAD format for easy customization.
    • Structural plans with building details available in both PDF and CAD formats.
    • Mechanical, Electrical, and Plumbing (MEP) plans in PDF and CAD formats.
    • A full material list required for building the house.
    • Home Energy Rating System (HERS) certificates, for most climate zones in the U.S.
  • The Premium 3D Set includes everything in the Building Set plus additional SketchUp and BIMx model files, offering a detailed 3D overview of the entire project.

Can I build more than one house with a single purchased plan?

Each house plan allows you to build one single residence. If you wish to build additional homes using the same plan, please contact us through our Contact Form, and we will provide you with a quote for an additional license.

Is there a time limit to use my house plan?

No, your house plan never expires. You can use your plan whenever the time is right for you to build your perfect home.

Can I print copies of my plans?

Yes, you can print extra copies of your plans for your personal use. However, just remember that distributing or selling these copies is not allowed as it breaches our copyright policy.

What is the purpose of each set?

Study Set

Designed to provide an initial overview, the Study Set equips you with the necessary details to plan your building process effectively from the very start. The Study Set is an introductory PDF file containing schematic plans, building sections, and elevations with basic dimensions and descriptions. This initial collection is a valuable tool for evaluating the home’s suitability for the site, obtaining cost estimates, and gathering essential information for the building permit process. The Study Set is not meant for construction and contractors cannot legally build from it. If you want to upgrade your set, we will deduct the Study Set payment when you purchase the Building Set or the Premium 3D Set. Simply contact us, and we will guide you through the update process.

Building Set

In addition to everything in the Study Set, the Building Set provides a complete PDF and CAD file bundle that includes all the essential drawings and schedules for the construction process. This detailed collection enables you to obtain bids from contractors, have the plans reviewed and stamped by a local professional, and apply for a building permit with the local code enforcement office. Additionally, the Building Set includes a full material list, labor cost estimate, and Home Energy Rating System (HERS) certificates to ensure you have all the necessary documentation to move forward confidently with your project. If you want to upgrade your set, we will deduct the Building Set payment when you purchase the Premium 3D set. Please contact us, and we will guide you through the update process.

Premium 3D Set

The Premium 3D Set offers the most detailed and immersive experience for your construction project. In addition to everything in the Building Set, the Premium 3D Set includes SketchUp and BIMx models, providing a detailed 3D overview of the entire project. Ideal for extensive modifications and precise planning, this set equips you with advanced tools to visualize and adjust every aspect of the design. Experience virtual walkthroughs, rearrange furniture, and customize exterior and interior finishes to ensure your future home meets all your needs and expectations.

If you have previously purchased the Study Set or Building Set for this project, please contact us to deduct those payments from the price of the Premium 3D Set.

What’s not included in the plans?

Due to varying construction requirements by geographical area, as well as individual preferences and budget considerations, there is some information we have intentionally excluded from the plans:

  • Site plan – any site-specific details like landscaping, driveways, and utilities are not included, as they depend on your unique lot and local requirements.
  • Interior design details – specifications for interior details for example cabinetry, finishes, flooring, paint colors, or fixtures, are not included in the plans. These aspects are highly customizable and can be selected based on your personal taste, budget, and the availability of products in your area.

What is a BIMx model?

A BIMx model is a digital 3D representation of a building that integrates detailed architectural information, allowing for an interactive exploration of the design, including a virtual walkthrough. It combines 2D documentation with 3D visualization, enabling users to navigate through spaces as if they were walking through the building. BIMx models include detailed construction data, such as material specifications and structural elements, accessible during the 3D virtual walkthrough. At the moment, our BIMx model do not include 3D MEP (Mechanical, Electrical, and Plumbing) elements.

BIMx is designed to be accessible to a wide range of users, including clients, builders, and architects. It can be used on various devices, including tablets and smartphones, making it a powerful tool for presentations and project collaboration.

What is a SketchUp model?

A SketchUp model is a 3D digital representation of an object, building, or space created using the SketchUp software. SketchUp is a popular tool among architects, designers, and engineers. This is particularly useful for visualizing architectural designs, interior layouts, and landscape plans, as users can explore the model in a virtual walkthrough and experience different views.

For interior design projects, SketchUp is particularly valuable. It allows designers to easily modify existing plans, experiment with room layouts, color schemes, and furniture selection, all in a realistic 3D environment. At the moment, our SketchUp model do not include 3D MEP (Mechanical, Electrical, and Plumbing) elements.

What is the Full Material List and why do I need it?

The Full Material List is an .xlsm file containing a detailed list of all materials and the scope of work required to build your chosen home. It’s designed to simplify budgeting—contractors can easily enter their prices for each item, giving you a clear, customizable cost breakdown. This ensures you have a complete overview of every cost, helping you manage your building expenses effectively. Ordering such a detailed material list separately can be very costly, but with our Building Set and Premium 3D Set, it’s already included—saving you thousands of dollars in your home-building process.

Can I build with these drawings?

Yes, our Building Set and Premium 3D Set contain drawings that are construction-ready with the detailed architectural and structural information necessary to build your home. However, our Study Set is not meant for construction and contractors cannot legally build from it.

Please ensure that the plans meet your local building codes and regulations, and consult with a local professional to review any specific requirements or adjustments (e.g detailed site plan, soil report, stamps and seals etc).

What size are the drawing sheets?

You can print your electronic PDF or DWG drawing sheets to scale at full size (24″ x 36″) from your home computer or at a local printer. The size of a drawing sheet, as well as the drawing’s scale, is also shown on the title block of each drawing.

How is the square footage calculated?

We measure the square footage using the finished, heated areas of the home. This includes all living spaces such as bedrooms, living rooms, kitchens, and bathrooms and does not include garages, unfinished basements, attics, or outdoor spaces like porches and decks. Our plans specify the total heated square footage, as well as the breakdown for each level of the home.

What if I need additional details not included in the plans?

Our Building Set and Premium 3D Set include comprehensive details required for construction. If you need further information or customization, please contact us or fill out the Customization Form.

Do your plans include energy efficiency features?

Yes, our plans are designed with energy efficiency in mind, incorporating Northern European insulation practices, efficient heat pumps, and solar energy use. All our plans include official Home Energy Rating System (HERS) certificates, saving you hundreds of dollars since you won’t need to purchase a certificate separately. This ensures your home is energy-efficient and ready to meet key energy standards right from the start.

Customization

Can I make changes to a house plan?

Yes, you can! We understand each homeowner has unique needs. While our plans are designed to be comprehensive, we offer modification services to help you tailor any plan to your specific requirements. Whether you need to adjust the size of a room, add or change windows, or modify the layout of the kitchen, we are here to assist. You can contact us with your modification requests, and we will provide a price quotation within two business days. Our plans are also available in CAD and BIM formats for easy customization by your local professionals.

Can I customize my plan for different foundations?

Absolutely. Our house plans can be customized to accommodate various types of foundations, including slab, crawl space, and basement. If your preferred plan doesn’t already include the foundation type you need, we can modify it. Just let us know your requirements, and we’ll ensure your plan fits your chosen foundation.

Can a plan be converted from Imperial to Metric?

Yes, we can convert your house plan from Imperial to Metric measurements. This is especially useful if you’re building outside of the United States or prefer to work with Metric units. We will handle the conversion accurately, ensuring that all dimensions and details are translated seamlessly. Just fill out the Customization Form and we’ll answer within two business days.

How much will it cost to build my house?

The cost to build your home can vary significantly based on location, materials, labor rates, and customization choices. While we provide detailed plans and a cost estimate based on these plans, we recommend consulting your local builder or contractor for accurate estimates tailored to your specific project and area. By using the easily modifiable Full Material List included in our Building Set and Premium 3D Set, your local specialist can offer a more precise breakdown of costs, taking into account current market rates and your unique conditions.

What is a Full Material List, and how can it benefit me?

A Full Material List, provided in a modifiable .xlsm format, is an essential component of every plan we offer. It provides a comprehensive breakdown of all the materials needed to build your home, including their types, dimensions, and quantities. By ensuring that you have the right materials from the start, it helps minimize waste and prevents costly mistakes during construction.

By using the Full Material List, you can:

What is included in the Full Material List?

Our Full Material List provides detailed information on all the materials needed to build the house, including their quantities, estimated material costs, and estimated labor costs. The list is presented in a .xlsm spreadsheet format, with the home construction divided into separate categories across multiple sheets for easy navigation.

The first sheet, called Summary, contains general project information and a cost summary of each category. After the Summary sheet, each subsequent sheet focuses on a specific category, listing the necessary materials and related labor costs. Categories include: Foundation, Framing, Roofing & Insulation, Doors & Windows, Drywall, Paint, Floors, HVAC, Electrical, Plumbing, Landscaping, and Supervision.

When you open the Full Material List in Microsoft Excel, please make sure that macros are enabled. You can navigate through the categories using the tabs located at the bottom of the worksheet.

Are there any additional costs after purchasing the plans?

Additional costs may include local drafting adjustments, building permits, and construction materials and labor. It is advisable to consult with local builders to get accurate estimates.

What is the HERS Index, and why is it important for homeowners?

The HERS Index, or Home Energy Rating System Index, is a score that shows how energy-efficient a home is. The lower the score, the better the energy efficiency.

For example:

  • A score of 100 is for a standard new home.
  • A score of 0 means the home produces as much energy as it uses—this is called a net-zero home.

This is important for homeowners because:

  • Lower energy bills: An energy-efficient home costs less to heat and cool.

The U.S. is divided into 8 climate zones, ranging from very hot to very cold areas. These zones help guide energy-efficient building designs to match the local climate.

  • Zones 1-3: Hot climates (like deserts and tropical areas)
  • Zones 4-5: Mixed climates (moderate heating and cooling needs)
  • Zones 6-8: Cold climates (northern states, mountain areas, and very cold regions)
