What’s the first step to work with you?

The first step is to decide whether you want to start from one of our Signature House Plans or design from scratch.

  • If one of our Signature Plans is close to what you want: we can use it as the starting point and modify the layout, size, features, and details to fit your needs and lifestyle. This is often the fastest and most cost-effective path.

  • If none of our plans are the right fit: book a free design call on our Custom Nordic Home Design page, and we’ll discuss your goals, site, timeline, and budget to map out the best way to begin your custom home design process.

Do you work only in the United States or internationally?

While most of our clients today are in the U.S., we also work with homeowners internationally. We’ve had customers in Canada and across Europe, and we can prepare a full set of design and construction documents suitable for building-permit submissions in many regions, supported by our wider network of trusted local partners when required.

Custom Nordic Home Design is our bespoke architectural service for custom single-family new builds and ADUs. We apply modern, energy-efficient Scandinavian principles: clean lines, abundant natural light, neutral palettes, authentic materials, and energy-smart construction.

What is the first step if I want to work with Nordic Home Plans on a new project?

Start with a free design call. We’ll discuss your goals, budget, site, and timeline, and confirm that your brief fits our modern, energy-efficient Scandinavian approach.

If we’re aligned, we move to a short feasibility study: we review the site, outline your requirements, and check local zoning/bylaws. You’ll receive a concise report and a detailed, fixed-scope proposal including a clear cost breakdown and next steps for your custom single-family home or ADU.

How is custom design pricing structured?

Our fees are based on the value and scope of each project, so they can vary depending on factors like design complexity, overall project size, construction budget, location, and how involved you’d like us to be throughout the process.

For full-service architecture – from early concept design through construction support – our fees typically fall in the 8%–10% range of the total construction cost. That said, we don’t rely on a percentage alone. We tailor pricing to match the actual level of service and time required.

For smaller or more straightforward projects, we can also offer a fixed-fee proposal based on a defined scope and estimated hours, broken down by project phases.

Once we understand your goals and requirements, we’re happy to put together a clear, customized fee proposal with a transparent cost breakdown for each stage.

Can I choose specific phases to work with you?

You can choose the design phases that fit your needs and budget. Many clients start with pre-design research, then move into schematic design and design development.

Once the design is finalized, you have two options. You can continue with us and we’ll prepare the permit-ready construction documents. Or we can hand off the architectural design so your chosen local professional can create and coordinate the detailed construction and permitting documents required in your area. We’re also available for coordination and support as needed.

Bidding and construction administration are optional add-ons if you’d like our help finding a trusted contractor and supporting you through construction all the way to completion.

Where do you offer your custom design services?

While the U.S. is currently our primary audience, Nordic Home Plans also works with clients outside the United States. We’ve had customers in Canada and across Europe, and we can provide a complete set of design and construction documents for building permit submissions in many locations through our extensive network of trusted partners.

We typically meet and coordinate through online calls, but we can also arrange in-person meetings if needed.

What are Signature Plans?

Signature Plans are our curated collection of Nordic home designs with a proven layout, modern Scandinavian style, and energy-smart detailing.

You start with a fully developed design instead of a blank page, and we can customize the plan to fit your site, local code requirements, lifestyle needs, and budget.

How is a Signature Plan different from buying a generic stock plan?

Each of our Signature Plans is architect-designed and based on real homes that have actually been built – not generic templates made to be sold in high volumes.

They’re meant to give you a strong Scandinavian design concept and a proven starting point, while still leaving room to make it your own. Every Signature Plan is fully customizable to your needs, site, and lifestyle, so no two final homes are exactly the same.

How can I confirm a plan fits my site?

Every Signature Plan includes an option to test how it fits on your specific property. Just click “FIT THIS PLAN TO MY PLOT” and share your site plan (survey or plot plan).

We’ll review the information and show you the best way the home can sit on your land, considering access and driveway approach, orientation and sunlight throughout the day, views/privacy, and the unique features and constraints of your site.

Why should I start with the Study Plans?

Study Plans give you immediate access to the home’s schematic design so you can review the layout, key dimensions, and overall concept. It’s the easiest way to confirm the design feels right and to identify any changes you’d like.

Once you’ve reviewed the Study Plans, we can discuss modification options and how the home can be adapted to your site, climate, and local requirements. This creates a clear path toward finalizing the architectural design and moving into permit-ready construction drawings.

What’s included in the Study Plans package?

  • 7 sheets of key drawings (PDF) to review the layout and overall concept
  • Printable home overview and key specifications sheet
  • Online design consultation to review the plans and discuss next steps
  • Fixed-price proposal for Design Finalization after the call

Can I use the Study Plans to build my home?

No. Study Plans are for concept and planning purposes only and are not intended for permitting or construction.

To build, you’ll need a permit-ready construction document set prepared for your local requirements. This is something we can also support through our extensive network of trusted partners in many locations.

How do I schedule the online design consultation?

In the Study Plans documents, you’ll find a link to schedule your complimentary online design consultation included with the package.

What happens after the design consultation?

After the design consultation, we’ll summarize your requested changes and confirm priorities. Then we’ll do a brief site review to develop a site layout concept and identify the best placement and orientation for the home on your lot. Next, we’ll send you a fixed-fee proposal for the Design Finalization Phase, where you’ll receive revised architectural drawings that serve as the basis for creating the detailed construction and permitting documents required in your area.

What size are the drawing sheets?

You can print your electronic PDF drawing sheets to scale at full size (24″ x 36″) from your home computer or at a local printer. The size of a drawing sheet, as well as the drawing’s scale, is also shown on the title block of each drawing.

How is the square footage calculated?

We measure the square footage using the finished, heated areas of the home. This includes all living spaces such as bedrooms, living rooms, kitchens, and bathrooms and does not include garages, unfinished basements, attics, or outdoor spaces like porches and decks. Our plans specify the total heated square footage, as well as the breakdown for each level of the home.

Do your plans include energy efficiency features?

Yes, our plans are designed with energy efficiency in mind, incorporating Northern European insulation practices, efficient heat pumps, and solar energy use. All our plans include official Home Energy Rating System (HERS) certificates, saving you hundreds of dollars since you won’t need to purchase a certificate separately. This ensures your home is energy-efficient and ready to meet key energy standards right from the start.

Customization

How your customization process works?

If you’ve found a Signature Plan that’s close to what you want, the easiest way to start is with the Study Plans so you can review the home in more detail.

  1. Review the Study Plans and note the changes you’d like (layout, rooms, windows, foundation, exterior details, etc.).
  2. Share your requests by booking a design call to talk them through, or simply fill out our Customization Form.
  3. We prepare a proposal outlining scope, timeline, and pricing to implement the changes with your Study Plans payment fully credited.
  4. Once approved, we move into production and deliver updated architectural drawings and specifications based on your requirements.

What kinds of changes are most common?

The most common changes are the ones that tailor a Signature Plan to your site and day-to-day living. Typical requests include:

  • Layout adjustments: resizing rooms, reworking the kitchen/living flow, adding a pantry, mudroom, or home office

  • Bedroom/bath changes: adding or relocating bathrooms, adjusting bedroom sizes, creating a primary suite

  • Garage updates: adding a garage or carport, changing bay count, adding storage/workshop space

  • Foundation options: adapting the plan for slab-on-grade, crawl space, or a basement

  • Window and door tweaks: shifting openings for better views, privacy, daylight, and furniture layout

  • Exterior refinements: façade details, roof form tweaks, entry/terrace adjustments, material choices

  • Energy and climate adaptations: insulation targets, glazing performance, shading strategies, and ventilation approach

Can I customize my plan for different foundations?

Absolutely. Our house plans can be customized to accommodate various types of foundations, including slab, crawl space, and basement. If your preferred plan doesn’t already include the foundation type you need, we can modify it. Just let us know your requirements, and we’ll ensure your plan fits your chosen foundation.

Can a plan be converted from Imperial to Metric?

Yes, we can convert your house plan from Imperial to Metric measurements. This is especially useful if you’re building outside of the United States or prefer to work with Metric units. We will handle the conversion accurately, ensuring that all dimensions and details are translated seamlessly.

Construction Costs

How much will it cost to build my house?

The cost to build your home can vary significantly based on location, materials, labor rates, and customization choices. After purchasing the Study Plans, you can let your local builder give you preliminary estimate considering your local prices.

Do you offer cost estimate services?

Yes. Through our network of trusted partners, we can arrange a detailed material list and cost estimate tailored to your build location and the level of finish you choose.

This helps you budget more accurately by reflecting local pricing and the specific materials, assemblies, and options selected for your project.

Energy Performance

What makes your homes “energy-efficient” in practical terms?

Our homes are designed to be energy-efficient through a combination of smart architecture and buildable construction details.

In practical terms, we focus on:

  • A high-performance building envelope: well-insulated walls/roof, reduced thermal bridging, and careful detailing for durability

  • Airtightness and moisture control: clear air/vapor management strategy to reduce drafts and protect the structure

  • Thoughtful window design: quality glazing, right-sized openings, and placement that balances daylight, views, and heat gain/loss

  • Solar-aware orientation: layouts that take advantage of the sun when it helps and limit overheating when it doesn’t

  • Efficient ventilation and comfort: designs that support modern ventilation solutions for fresh air and stable indoor comfort

How do you verify that your designs are truly energy-efficient?

We don’t rely on vague claims. That’s why our designs come with a Home Energy Rating System (HERS) Index certificate, which provides a clear, standardized way to measure and demonstrate energy performance.

The HERS Index gives you an objective benchmark you can use to compare efficiency and confirm that the design is built around real, measurable energy-smart principles.

What is the HERS Index, and why is it important for homeowners?

The HERS Index, or Home Energy Rating System Index, is a score that shows how energy-efficient a home is. The lower the score, the better the energy efficiency.

For example:

  • A score of 100 is for a standard new home.
  • A score of 0 means the home produces as much energy as it uses – this is called a net-zero home.

This is important for homeowners because:

  • Lower energy bills: An energy-efficient home costs less to heat and cool.
  • More comfort: It keeps your home warmer in winter and cooler in summer.
  • Higher resale value: As energy costs continue to rise, buyers are willing to pay more for homes that save them money in the long run
  • Environmental impact: A better score means you’re helping the planet by using less energy.

Understanding your HERS Index helps you build or buy a home that’s better for your wallet, comfort, and the environment.

How is the HERS Index calculated?

The HERS Index is calculated by a certified HERS rater during an energy audit. The rater looks at things like:

  • Insulation
  • Windows and doors
  • Heating, cooling, and ventilation (HVAC) systems
  • Air leaks
  • Energy-efficient appliances and lighting

All this information is entered into a special software that calculates the home’s energy performance based on its size, design, location, and climate. The result is the HERS score, which shows how energy-efficient the home is.

Can you design net zero or passive house compliance?

Yes, net-zero and Passive House-level performance can be a realistic goal, depending on your site, climate, and budget.

  • Net zero: We can design the home to reduce energy demand first (envelope, airtightness, windows, shading, ventilation), and then plan for renewable generation such as solar to offset remaining use. In fact, many of our designs can already reach net-zero performance in certain climate zones with the right construction specs and systems.
  • Passive House: We can develop the design to align with Passive House principles and coordinate the required energy modeling and detailing with qualified partners when certification is desired.

Because net-zero and Passive House performance depend heavily on local conditions and product choices, we treat this as a performance-driven scope and confirm feasibility early in the process.

What is a climate zone?

A climate zone is a region with similar weather patterns, like temperature and humidity, that affect how energy is used in homes for heating and cooling. The U.S. is divided into 8 climate zones, ranging from very hot to very cold areas. These zones help guide energy-efficient building designs to match the local climate.

  • Zones 1-3: Hot climates (like deserts and tropical areas)
  • Zones 4-5: Mixed climates (moderate heating and cooling needs)
  • Zones 6-8: Cold climates (northern states, mountain areas, and very cold regions)

Each zone has specific recommendations for things like insulation, HVAC systems, and windows to make homes more energy-efficient. This helps homeowners save on energy bills, stay comfortable, and reduce their environmental impact.

We provide HERS Index ratings for six key climate zones (2, 3, 4, 5, 6, and 7), but if you’re in a different zone, let us know! We can tailor the HERS Index for your specific location and needs.

Permits, Codes & Engineering

What do I need to know about building codes?

Building codes are regulations that ensure the safety, health, and general welfare of the public as they relate to building construction and occupancy. These codes vary by location and can dictate everything from structural requirements to energy efficiency standards.

Our house plans adhere to the latest editions of the International Residential Code (IRC) in the United States. These codes ensure that every aspect of our designs aligns with or surpass the essential requirements for modern living. This includes specifications for room sizes, ceiling heights, emergency exits, and the dimensions of doors, stairs, and corridors. We take pride in ensuring that our homes not only meet but often exceed these foundational standards, providing you with peace of mind and a safe, comfortable living environment.

Always review your local building codes before starting construction to ensure compliance. Consulting with a local builder who is familiar with these regulations can help you navigate any necessary adjustments.

Will I need a local engineer to review/stamp the plans?

Yes, depending on your local building department and code requirements, you may need a licensed local engineer and/or architect to review and stamp the plans for permit submission.

Before any production work begins, we confirm what your municipality requires. If stamps are needed, we can also help you identify the right local professionals to review, coordinate, and stamp the documents for building permit approval.

What should I do if my local building department requires changes to the plans?

If changes are required, you can contact us for modifications, or a local draftsman or architect can make the necessary adjustments.

Do you help with structural and MEP engineering coordination?

Yes. We can coordinate structural and MEP (mechanical, electrical, plumbing) engineering through our extended network of trusted partners.

Based on your finalized layout, build location, and local code requirements, we can help arrange the required engineering plans – and, when needed, connect you with licensed professionals who can review and stamp the documents for permit submission.

Licensing, Files & Usage Rights

Can I build the home more than once with one purchase?

A plan purchase is intended for one build at one site. Even if you’re using the same layout again, each home needs to be adapted to its specific property conditions and must comply with the local regulations and permitting requirements for that location.

If you’re planning multiple builds (for example, as a builder or developer), reach out and we’ll outline the correct licensing and documentation approach for your projects.

Do you provide an editable CAD license option?

Yes. Our fully dimensioned architectural drawings can be provided in both PDF and editable CAD formats.

Can my local designer/builder edit the CAD files?

Yes, by delivering our architectural drawings also in CAD, your local designer, engineer, or builder can use the files to make the adjustments needed for your site, local code requirements, and coordination with consultants.

Can I share the files with my builder and trades?

Yes. You can share the plan set with your builder and trades involved in constructing your home so they can price, coordinate, and build from the documents.
